Description: The time has come where i have to sell my mobile home. We will be having a baby soon and i already have a new housing situation setup back home in wisconsin, so i need to sell this place fast. The home itself is a 1976 Artcraft, im not 100% sure but i think the measurements are around 14'x70'. I can get exact measurements if you want. Like the title states, the home has 2 bedrooms (both pretty much the same size) and one bathroom. The house also has a deck and a storage shed. Everything works, and everything will be included with this house. That includes a working washer and dryer, fridge, stove, and microwave. The ONLY thing that does not work in the house is the "oven" part of the stove. It probably just needs to be cleaned, or maybe replaced. The water heater works awesome, as well as the furnace. Everything except the dryer uses natural gas. I will also include a good working window A/C unit. The house is also cable internet/tv ready. The trailer itself is in good shape for a 1976 model, and the previous owners did some interior work to "modernize" the inside. The roof was leaking water at one point, but i went on the roof and sealed it and it has been waterproof ever since. The deck could also use a little TLC, still, nothing major. This house is 100% liveable, i have been living there for 8 months with no problem, none in the winter either. Last spring i went under the house and re-wrapped all the water pipes with heat tape to keep them from freezing and put new insulation up under the house. I also re-did ALOT and updated ALOT of the plumbing in the house, but it works great. The house does need a little work, but nothing major. If you just want somewhere cheap to live, this is the perfect place. But if you have the ambition, the kitchen floor could use some tiling as its bare, the house could use paint (which i have) and a few other misc. minor repairs. This house is located in apple valley estates, which is right off pennock ave in apple valley. The house number is #52. The monthly lot rent is $390 (includes garbage), plus however much water you use. Then of course you have electric, gas, cable expenses etc. The park is very quiet, i have never had a problem with theft or noise as long as i have lived there. The park also has a nice swimming pool to cool off in. So, if you are looking for a cheap, quiet place to live, this is the place for you!! I am 23 years old and i can afford all this on my own with money to spare so a family should have no problems. I am asking $6,500 firm, but i am open to reasonable offers.
